Things to Do in Sandy Springs This Late Summer 2026

If you have lived in Sandy Springs for more than a couple of years, the neighborhood on a Friday evening in August looks familiar in outline and different in detail. The south end is absorbing tenants and habits that used to belong to Buckhead's orbit. The north end has locked its free-music calendar into a rhythm you can plan a month around. And the walking radius from the river-facing side of town just got longer. Here is the shift, in the specifics that make it feel real.

The south end has a new center of gravity

The 21-acre property at 4600 Roswell Road is doing something the maps don't show. Chastain Market is a 120,000-square-foot retail center and mixed-use community on Roswell Road's busy commercial corridor at the border of Buckhead and Sandy Springs, adjacent to Chastain Park, combining dining, retail, services, office space and luxury living in a walkable setting. That description reads like every brochure for every mixed-use project in metro Atlanta. What is actually happening on the ground is more interesting.

In May 2026, Connolly and Coro Realty Advisors sold the 121,000-square-foot shopping center at the corner of West Wieuca and Roswell Road to Indianapolis-based Kite Realty Group four years and a rebranding after paying $40.5 million for it in 2022, closing at $71 million. That is roughly a 75% jump in four years for a suburban retail center, and it was underwritten by tenant activity you can see from the sidewalk.

The clearest example is a restaurant relocation nobody outside the immediate area is talking about. Three Dollar Cafe's Chastain location near Wieuca and Roswell roads in North Buckhead is relocating in early 2026 to the Chastain Market mixed-use development just a couple of blocks north in southern Sandy Springs. A restaurant that has served the Chastain community for years is crossing the city line north, not south.

It is not the only one moving in. Local burger spot Moxie Burger has a new location on the way to Chastain Market at 4600 Roswell Road, joining the 122,000-square-foot mixed-use development for its sixth location alongside East Cobb at Paper Mill Village, Roswell, Marietta, Kennesaw and Chandler Park. Add the Trader Joe's that already opened in the Sprouts space, plus the CVS and residential tower on site, and the walking-trip math changes. From the Chastain Park side of the corridor, you can now do a full Trader Joe's run, a CVS stop, a sports-bar sit-down and a burger counter in one loop that stays entirely inside Sandy Springs city limits.

Weeknight foot traffic on the Windsor Parkway corner is going to shift because of it. If you have parked in that surface lot between 5:30 and 8:00 in the last three summers, you already know how tight it can get on a Wednesday. Plan accordingly.

Rumi's flagship reopened, and the room is unrecognizable

The other south-end change is a restaurant most Sandy Springs residents thought they had lost. In March 2025, Rumi's Kitchen Sandy Springs closed for a planned $3.5 million renovation, estimated to be complete in six months. Nearly a year later, Rumi's flagship location is reopening after nearly tripling its original budget. The reopening date was March 6, 2026, and residents who drove past the darkened storefront for a year are still catching up to the news.

Two details are worth knowing before you book. First, this is not a light refresh. Plaster walls have been installed to absorb sound, a frequent complaint of previous Sandy Springs guests, and the space now includes a 22-seat, curved marble bar, wood- and stone-inset tables, and a private dining room with a floor-to-ceiling mural by artist Dean Barger. If the noise level was the reason you stopped going, the reason is gone.

Second, the menu has moved. Rumi's Kitchen in Sandy Springs will offer brunch beginning March 17, including za'atar biscuits and gravy. The brunch is new to the flagship, and the pastry program is now run by 2021 Food Network Spring Baking Championship winner Sohrob Esmaili, serving spiced chocolate mousse cake, a bread pudding–like majoon toffee cake, and a Persian ice cream sandwich made with profiterole dough, saffron-rosewater-vanilla ice cream, and clotted cream.

The free-music calendar worth memorizing

The other change residents can feel is administrative rather than architectural. The City Springs concert programming has settled into a schedule stable enough that you no longer need to check a website to know whether there is something on this weekend.

For the rest of the season, the dates are:

  • Friday, August 21 — Patrick Droney on City Green as part of City Green Live.
  • Sunday, September 6 — R&B, Inc. at the Heritage Amphitheatre for Concerts by the Springs.
  • Saturday, August 22 — The International Singer-Songwriters Association Annual Awards Show at Byers Theatre, doors at 11:30 a.m., red carpet at noon, show at 2:00 p.m.
  • September 25–26 — The Blue Stone Arts & Music Festival returns to Sandy Springs, now in its fourth year, featuring live music from nationally acclaimed acts and an Artist Market showcasing more than 60 artists and makers.

The two concert series operate on different logics. City Green Live spotlights nationally touring artists performing on the stage outside of city hall on select Friday evenings, with bars located throughout the venue offering refreshments, and residents encouraged to bring lawn chairs, blankets, friends, and family. Concerts by the Springs takes place on select Sundays at the Heritage Amphitheatre at Sandy Springs Center, 6110 Bluestone Road, with gates opening at 5 p.m., food trucks at 5:30 p.m., and concerts starting at 7 p.m. and lasting approximately 90 minutes.

One parking note that catches people out every year. If you drive to the Heritage Amphitheatre and the on-site lot is full, free parking is available at the Sandy Springs United Methodist Church Activities Center off Sandy Springs Circle, and at the South Parking Lot at the corner of Blue Stone and Mt. Vernon, and parking in the City Walk shopping center or Centre Court may result in towing or ticketing.

The river got closer to your front door

If your version of Sandy Springs revolves around the Chattahoochee side rather than the City Springs side, the change worth knowing is a trail segment that opened this spring. Sandy Springs officially opened the first 1.88-mile segment of the Springway Trail on May 2, connecting Roswell Road to Morgan Falls Overlook Park along the Chattahoochee River. That is a walking route between two anchors that used to require a car.

It arrived in time for a season of new river programming. The City of Sandy Springs is inviting paddlers from across the Southeast to compete in the inaugural Sandy Springs SUP Showdown on Saturday, August 15, 2026, at Morgan Falls Overlook Park. If you would rather rent than compete, Murphs Surf Shack is open for the summer in Morgan Falls Overlook Park, where you can rent a paddleboard or kayak on Morgan Fall's Blue Sluice Lake. A little farther upstream, the Nantahala Outdoor Center is offering trips down a 3.5-mile stretch of the Chattahoochee from the Powers Island drop-in to the Paces Ferry take-out, with tube, raft, and kayak rentals starting at $35.

One late-August weekend, mapped

If you want a concrete version of what all of the above adds up to, here is a weekend you can build without leaving Sandy Springs proper.

When Where What
Saturday morning City Springs, 1 Galambos Way Sandy Springs Farmers Market, 8:30 a.m.–12:00 p.m., rain or shine
Saturday midday Morgan Falls Overlook Park SUP Showdown paddling on Aug 15, or a Springway Trail walk any other Saturday
Saturday afternoon 4600 Roswell Road Trader Joe's run at Chastain Market, coffee at the newly open storefronts
Saturday evening Rumi's Kitchen, Roswell Road Dinner in the reopened flagship, with the new bar and the quieter dining room
Sunday afternoon Heritage Amphitheatre Concerts by the Springs, 7 p.m., picnic on the lawn

None of this requires driving into Buckhead. That is the shift worth noticing. Two summers ago, the equivalent day trip would have crossed the city line at least twice.

The takeaway for people who already live here

The version of Sandy Springs that shows up on national lifestyle roundups is still catching up to the version residents are walking through. The Chastain Market rebrand and sale, the Rumi's flagship reset, the concert calendar's consolidation, and the first mile-plus of the Springway Trail are separate stories on paper. On foot, they read as one. The south end is pulling weight it did not carry a few summers ago, and the north end is a place you can now spend a Sunday without checking your phone once.

If you find that shift interesting for its own sake, that is the whole point of the post. If you find it interesting because you own a home whose value is quietly tied to how the corridor around Roswell Road is behaving, the team at Anet Granger is happy to talk through what these ground-level changes mean for your block.
